Indian and British Nationals Lead Dubai’s Rental Market

Indian and British residents have become the two most influential tenant groups in Dubai’s rental landscape, according to newly released research from fäm Properties.

Key Findings from DXBinteract Data

The study, compiled using DXBinteract data, highlights that these nationalities consistently appear among the top rental demographics in several major neighbourhoods, emphasising their strong presence within the city’s diverse housing market.

Where Indian Tenants Dominate

Indians represent the leading tenant share in five out of ten key areas reviewed, including Al Warsan First, Jebel Ali First, Jumeirah Village Circle (JVC), Al Barsha Fourth, and Business Bay. Their presence in these districts ranges from 18% to 52%.

In Jebel Ali First, Indian tenants make up 52%, with similarly high concentrations in Al Warsan First (34%) and JVC (12%).

British Tenants in Prime and Central Zones

British nationals appear among the top five tenant groups in eight out of ten locations and hold the leading position in Al Yelayiss 1, accounting for 26% of renters.

They also show strong representation in upscale and centrally located communities such as Al Wasl, Jumeirah First, and Dubai Creek Harbour, where their share sits between 10% and 15%.

Clustering Across Dubai’s Diverse Rental Market

The analysis shows how Dubai’s rental patterns reflect its global appeal, with residents naturally forming clusters based on lifestyle preferences and cultural alignment. In premium coastal and heritage neighbourhoods, European tenants, especially those from the UK, France, Germany, and Italy, are more commonly found, while South Asian renters are prominent in rapidly expanding suburban districts.

Firas Al Msaddi, CEO of fäm Properties, noted how the data reflects Dubai’s multicultural foundation:
Indian and British tenants are integral to Dubai’s rental ecosystem,” he said. “They represent the backbone of demand across both affordable and prime segments. Yet what stands out most is the city’s inclusiveness — more than 200 nationalities have made Dubai their home, creating a truly global urban environment.
